Membership maintenance. 2 yr old AMANA split system- straight cool Check refrigerant pressures and temperatures. Levels indicate possible low refrigerant charge. Condenser coil is clear and has no corrosion. Took compressor and outdoor fan motor amp draw. tested capacitor microfarad. Blower wheel is clean. Evaporator coil is impacted with dust/debris. Some biological growth found on evaporator coil plastics, and blower motor wiring. Took temperature split at supply and return Plenum. Vacuumed and flushed drain line with 1.5 L of water. Tested float. Small air leak at back of air handler connection to Plenum. Homeowner decided to move forward with evaporator coil, clean in place. Used tarp to cover bottom of return box. Cleaned evaporator coil from top and bottom with foam coil cleaner. Rinsed the evaporator coil thoroughly with water after cleaning. Vacuumed drain pan after cleaning to remove excess water in float switch. Insured system start up after cleaning. Used spray glue and mast

04/24/24 - Upon arrival the float was tripped, not allowing the thermostat to come on. I’ve verified refrigerant pressures and refrigerant. Pressures are within specs. I ran the system for 20 minutes and it did not begin to ice up. I also verify the starting capacitor was within specs & it was reading 38/4mf. A clogged drain line with blockage (paper towels, see pics) was found. Evaporator coils have slight microbial growth development across the coils & the outdoor coils need a deep cleaning to remove blockage across the CU coils. Recommended signing up for our Air Care Membership which includes 2x system checks per year, 20% off quoted repairs, & priority calling. Also, replacing the outdated Air Scrubber bulb. Customer concerned about unit not cooling properly. Checked thermostat calibration and filter location. Checked blower motor operation and inspected equipment cabinet. Located the blower motor is not spinning. Located the 7.5 mf capacitor has failed and needs to be replaced. Replaced capacitor and checked system operation. Fan motor is running and spinning. The outside condenser unit is running I have checked the refrigerant pressure in the condenser unit and inspected the attic insulation. Strongly recommend comfort advisor to speak with about unit upgrade to the energy standards of today’s equipment. Customer has approved for comfort advisor to estimate for unit replacement. 2.5 ton heat pump split system. Previous history has project estimate January 2024. Please advise. Customer concerned about unit not cooling properly. Checked blower motor operation and inspected equipment cabinet. The package unit is old and rusty components. Checked electrical wiring and inspected electrical components. The blower motor has been replaced and no safety surge protector on equipment. Checked thermostat calibration and filter. The thermostat is not working properly and needs to be replaced to keep unit cooling properly. Strongly recommend customer to speak with comfort advisor about upgrading the system to the energy standards of today’s equipment. Minimum repair is to replace the thermostat with new digital thermostat and 5 years warranty. Customer has declined services at this time. Sent out the estimate for thermostat replacement.

04/05/24 - CA Jeff scheduled for today Upon arrival the homeowner stated that cold air was coming from the return air grill & she heard a pop noise. I turned the on & the variable speed, blower motor was not spinning. I turned the power off at the breaker panel and The blower wheel does not spin freely when turn by hand. I turned The power back on and verified voltage was getting through the blower. Bad variable, speed, blower motor. After further inspection and removal of the evaporator coil cabinet door, I noticed rust falling on the floor from the deteriorating, evaporator coils. I showed the homeowner and explained that costly repairs does not guarantee further repairs with the condition and age of the system we are recommending replacement of the ac unit….. Air care membership discount Costly repairs outside of manufacture warranty that does not guarantee further repairs Outweighs replacement options. 04/02/24 - No Cool Clarence stated that he just had his bathroom and house painted. The painter suggested, leaving the 15 year old system running with the windows open to have the paint dry faster. Three the added extra heat game with the windows open on the 15 year old compressor has made the starting components fail. The contactor was pitted and worn, capacitor was completely drained, along with the hard start kit. Repairs performed do not guarantee further mechanical breakdowns, this is a band is patch just to get the system started and recommended replacing the system. Clarence stated he will look at replacement. Recommended renewing his senior Total Air Care maintenance program that is up for renewal this week. Options were returning back to Florida in the winter. Customer concerned about unit not cooling. Customer has mentioned the unit is leaking water on the floor. Checked blower motor operation and inspected equipment cabinet. Checked safety float switch and inspected drain. The drain line is clogged and the condensation pump is working properly. Checked refrigerant levels and check test start up components. The condenser unit is running properly. The refrigerant pressure is slightly low at 111 psi. Recommend to top off refrigerant pressure to keep unit cooling properly and running properly. Recommend drain line cleaning with solvent and total air care membership to have annual preventative maintenance inspections on equipment. Membership will reduce cost on repair and have annual preventative inspections on equipment. Strongly recommend new germicidal uvc light to prevent biological growth in air handler coil and blower wheel. Reduce allergies and keep unit cooling properly all summer long. 2 system membership renewal paid via check #1300 2 yr for 1 yr Notes: customer mentioned high humidity. Showed him thermostat settings to adjust humidity. Also filled in large hole behind thermostat. Membership is also due for renewal (2 systems). Summary: main split system: the drain line is impacted with buildup. I highly suggest drain solve treatment to help prevent clogged drain. Drain pan is also rusted. Since it slides out per Jonathan we can discount the pan. Mini split system: blower wheel and coil are dirty with debris and biological growth. Cleaning will improve efficiency and help prevent premature breakdown.

Pumped down refrigerant to the condenser unit. Removed evaporator coil from air handler unit. Transfer new txv and clean and rinsed drain pan. Installed new filter dryer on liquid line on outside condenser unit . Install new warranty evaporator coil and plumb drain line fittings. Weld copper in Place and nitrogen test for leaks in the unit. No leaks on the weld repair. Evacuate the system with vacuum pump to 500 microns and added 4lb 410a refrigerant to the condenser unit. Checked thermostat calibration and filter. Cleaned vacuumed the drain pan and drain line. Flushed drain line with water and primed drain line. Cleaned and rinsed condenser coil and compressor deck. Start up system in cooling and checked refrigerant levels and check test start up components. Recommend New safety surge protector on condenser unit. New membership folder was given. Unit is cooling well and drains properly. Thank you

Vertical indoor unit installed in 2018 with bottom draw return and hardwood flooring. Client moved into the home last June. The system has never been maintained or serviced since moving in. Client concerned about water pouring onto floor beneath the unit each time it meets temperature or shuts off. Performed diagnostic and found very impacted drain line and impacted internal drain pan. Also found several fittings which were unglued. Cleared drain line and removed sludge from internal drain pan. Applied PVC glue and sealed all fittings. Extended external drain to keep it from affecting side of the house. Tested to insure accuracy and system draining well upon departure. Waived diagnostic with service repair per office. Total collected $168. Paid with Visa. Job complete.

Arrived at the house for a water leak, we installed system 2 and a half years ago, I noticed the float switch was full of water and was not shutting the system off, noticed primary float switch was hooked up incorrectly, quoted to sign up for our maintenance plan and I’d adjust the wiring correctly for the system out of courtesy, homeowner agreed, signed up for maintenance membership which gets 2 visits per year, tested float switch is ok, connected switch in series with the condensation pump, homeowner vacuumed drain himself, tested functions and all ok now. This job is complete and system is running and cooling without water dripping.

Performed maintenance on Trane packaged system installed in 2009 for previous homeowner. Client has been in the home 2 months and here seasonally from Canada. The packaged system is installed in the corner of the driveway/carport keeping it from being effected by the sun. Biological growth throughout the unit and spreading into the supply ductwork. Recommended installing a low output UV system to eliminate the growth and protect the home. Electrical components all original and working well at this time. System in great shape overall for its age. Membership expiring next month. Advised client he was due for renewing his membership. Client opted to move forward with recommendations. Installed Elite UV system and renewed senior membership for the next year. Total 468.15 paid with visa. Job complete.
